A refinance provides the mortgagor the opportunity to switch to a lower interest rate or transfer his mortgage to another lending company. Transferring your home loan loan refinance is an option when the interest rates are eating up your budget or when the company is not servicing your loan the way you want it. But there are other considerations when thinking of a refinance.

Avoid Monster Companies

If you have been diligent with your monthly mortgage payment for years and the company has provided you the service it promised to deliver, there shouldn’t be other reason to transfer your mortgage to another company. Lower interest rates might propel you to make a switch and if the company cannot give you a lower interest rate, getting a home loan loan refinance from another company is advised.

If your present mortgage company can provide you a lower interest rate, well and good. The process will be faster this time because the company knows your track record. It is also likely that the company will grant your request because it values your business. But if the lender cannot give you a lower interest rate, shop for another company that may be able to have a home loan loan refinance program tailor-fitted to your needs.

However, looking for a home loan loan refinance is not easy. Ask Before You Leap

Before you give any commitment, ask the companies if they charge for early loan payment and if they can give you a three-day period for rescission. Most people are not aware that they can back out of a home loan loan refinance when their gut tells them they are not getting the refinance they want.

The loan agent must tell you about this, but usually they don’t. During the three-day period, you have time to review your mortgage documents after closing. You have until midnight of the third day to make up your mind. Fax them your cancellation and address this to the broker, lender, and the company. Follow this up with telephone calls just to be sure they know your decision and are informed of the faxed cancellation.

Knowing your right to a rescission takes off the pressure from the bullying tactics of monster companies. To protect your right to a rescission, do not allow the agent or the broker to force you to falsify your information. This will work against you and you’ll find yourself trapped to a home loan loan refinance you will be unhappy with for years.

Be Informed

All prospective homeowners and those with mortgages should not shelve the opportunity to learn about the mechanics and processes of the mortgage transactions. Being well-informed arms you to deal effectively with loan agents and help you protect your rights as a consumer.

Read Santa Clara marks tenth anniversary

Santa Clara, California, USA. The adult literacy program Read Santa Clara marked its tenth anniversary today with a gathering of program participants, staff, and supporters from the community. Read Santa Clara trains volunteer tutors and matches them with adult learners who wish to build their literacy skills.

In the presentation, program staff and supporters reviewed the program’s history and growth, honored long-time participants, and looked toward the future.

Santa Clara Mayor Patricia Mahan spoke at the gathering, noting, “Read Santa Clara joins people who need to learn with people who need to teach, and what a powerful combination that is.” She added, “I think adult literacy is so important.”

Program coordinators estimate that tutors volunteered some 5000 hours last year. City Manager Jennifer Sparacino estimates, “That’s worth about $100,000 per year in volunteer time.”

Learners also spoke about what Read Santa Clara meant to them. Raymond Moreno said, “I hope it stays for another ten, twenty, thirty years, because we need it.” Juan Velasquez said, “My life has changed a lot…I did many things I could not have done without help.” And Ike Moore said, “To be able to express myself…What a gift!”

Virginia reports suspected monkeypox case

The Virginia Department of Health today reported its 27th suspected case of monkeypox in the US state as part of an ongoing worldwide outbreak.

The patient identified, an adult male in Northwest Virginia, is currently in isolation and Department officials are monitoring his close contacts. The federal Centers for Disease Control and Prevention reported July 8 of the 8,238 cases recorded in 57 countries, 790 were in the US.

The virus carries with it a particular type of rash, and also fever, headache and muscle aches, exhaustion and the swelling of lymph nodes. Symptoms begin appearing six to fourteen days after first exposure through close contact, and last for between two and four weeks; three deaths have been announced worldwide.

Those at high risk, including men who have sex with men, those who have had close contact with someone that has symptoms or rashes, and those who have traveled to areas with confirmed monkeypox cases, are eligible for two vaccines. The inoculations, available through the national government, act as post-exposure prophylaxis to prevent the disease’s transmission.

There is no approved treatment for monkeypox in the US, and treatment is relieving symptoms and supportive care.

RU486 Abortion pill hearings begin in Australia

An Australian Senate inquiry into the abortion pill “RU486” has started public hearings in Melbourne. A controversial conscience vote on the issue to overturn laws which prohibit Australian women’s access to the drug, will be held in Federal parliament on February 9.

The Senate committee is considering a bill to remove ministerial control of the abortifacient drug Mifepristone – or RU486. Health Minister Tony Abbott says the issue of whether to allow women access to the drug “is one of principle.” Abbott, who is against abortion, insists he is the right person to control the drug’s use in Australia.

Besides its use internationally as an “abortion pill”, there may also be a small chance that it may help treat various other medical disorders including prostate cancer, breast cancer, and inoperable brain tumours amongst other conditions. Mifepristone is effectively banned in Australia, with Minister Abbott controlling whether it is made available.

The bill, sponsored by a group of female senators and MPs, would hand Mr Abbott’s powers over to the Therapeutic Goods Administration (TGA) – the body that controls all other pharmaceutical drugs in Australia. The bill seeks to have the TGA determine the drug’s availability and not the Health Minister.

Democrats Leader Lyn Allison, said she was “cautiously confident” the parliament will overturn the current arrangements when the conscience vote takes place. “Those who are in favour of the bill are saying this is a choice that ought to be available to women and that on the basis of the studies that have been done overseas it is at least as safe as surgical termination,” Senator Allison said.

Reproductive Choice Australia (RCA)say that medicine is placed at the whim of politics, saying that over 80% of Australians are pro-choice. A national survey found 87% of women aged 18 to 49 support a woman’s right to choose.

RU486 is available in much of western Europe and North America, but was effectively banned in Australia under laws initiated by now-retired pro-life senator Brian Harradine.

Christine Read, medical director of family planning group FPA Health, said Misoprostol, also known as Cytotec, is across the world to invoke contractions to expel the fetus after a woman had taken RU486. “It is used extensively in obstetrics and gynaecology for termination of pregnancy and to induce labour, so it’s used in the medical management of miscarriage,” Dr Read said.

Dr Sharman Stone, said yesterday the issue was not about Misoprostol, but rather that “the TGA should make the decision about any drugs – that is its job. Any other conversations about other drugs are simply irrelevant to this argument,” Dr Stone said.

Family First senator Steve Fielding says lifting a ban on RU486 would pave the way for do-it-yourself home abortions. “RU486 is different to other drugs in that it is an abortion drug which could see do-it-yourself home abortions,” he said in a statement. “The question is, should policy be made by bureaucrats or our elected leaders?

Senator Fielding claims Australians are worried about the high number of abortions in Australia, as reflected in submissions received by the Senate committee.

On Monday the committee will move to Sydney for a final day of hearings.

The first thing you should do whenever you receive a new credit card is to make photocopies of both sides of the card and file these away in a safe place. This way if your credit card goes missing or you believe it may have been compromised you can immediately put a stop to it.

Regularly request credit reports on your name. These credit reports will show you whether any other credit cards have been opened in your name that you do not know about. The sooner you find out that a card has been opened in your name that is incorrect the sooner you will be able to put a stop to it and prevent any damage from occurring.

Only carry around with you those credit cards that you are going to be using and try to keep a minimum of credit cards.

If you discover that your credit card has gone missing or if there is any chance that your credit card information may have been compromised and used in credit card identity theft then the first thing you should do is to stop the relevant card or cards. Phone the card issuer and let them know that you believe you may have been a victim of credit card identity theft and if they could immediately put a stop to all purchases on the card.

You should also contact one of the credit card bureaus if you believe you have been a victim of credit card identity theft and report the matter to them. They can then put a fraud alert on your credit report which will make it more difficult for anyone to open another account in your name.

Outgoing Croatian president Stjepan Mesi? pardoned 36-year-old Siniša Rimac, a convicted war criminal, jailed for eight years for participating in executions of Serb civilians back in 1991, when Croatia was at war with Serb forces. Among other crimes, he is guilty of killing a 12-year old girl. At that time he was part of a military unit led by Tomislav Mer?ep, who was never prosecuted.

Rimac’s jail term was shortened by one year, following president Mesi?’s decision.

Serbian president Boris Tadi? described the act as “anti-european” and “anti-civilisational” that cannot be justified.

Mohamed Kohail, a Canadian resident convicted after a deadly school fight in Jeddah, Saudi Arabia will not be executed as originally sentenced. The country’s highest court, the Supreme Council, cancelled the death sentence but ordered that Kohail face retrial in the case. The Canadian Department of Foreign Affairs and International Trade confirmed this development on Saturday.

Kohail’s younger brother Sultan is also charged in this case and could also be sentenced to death as his case was moved from the youth court to the adult system. Both brothers deny that they had caused the death of Munzer Haraki during the 2007 brawl.

More than 4,000 police officers attended the funeral of Constable Ireneusz “Eric” Czapnik in Ottawa, Ontario on Thursday. Czapnik was stabbed to death outside the Ottawa Hospital‘s Civic campus the previous Tuesday while completing paperwork at his vehicle. He was the first Ottawa police officer to be killed on duty since 1983.

Kevin Gregson, a suspended RCMP officer, is charged in connection with Czapnik’s murder.

Air Pacific re-brands as Fiji Airways

Fiji’s national airline Air Pacific has now officially returned to its original name: Fiji Airways. Fiji Airways adopted the Air Pacific name in 1971, slightly prior to its first international flight on June 3, 1973. The re-brand was described by interim CEO Aubrey Swift as allowing the airline to align itself “closer with Fiji as a destination”. The name change is designed in part to reduce the confusion which surrounded the name Air Pacific. Swift noted that “Air Pacific just didn’t resonate with our customers” and said that same people “thought we were an air conditioning company”.

Along with the name change, the airline has redesigned its website, and changed the name of each of its classes of service. Pacific Voyager and Tabua Class have been replaced with economy and business class respectively. The airline has also introduced plans to overhaul its fleet of older Boeing 747s with Airbus A330s. It has said that the completion of this overhaul and the re-branding efforts will be completed by the end of the year.

The airline’s new brand-mark and livery features a masi design created by Fijian artist, Makereta Matemosi. The new identity is to “symbolises the airline’s new identity and epitomises all that Fiji Airways represents. It is authentic, distinctive, and true to the airline’s Fijian roots”, the airline said.

Reflections, Lichtenstein, two new exhibitions at Edinburgh’s Modern One

This weekend saw the opening of two new exhibitions at Edinburgh’s National Gallery of Modern Art. Wikinews attended Thursday’s press preview for the event where a full contingent of the capital’s press turned out to see the striking collection of paintings, photographs, and other works. Presented below are a selection of images captured at the preview.

REFLECTIONS: A Series of Changing Displays of Contemporary Art, billed as a showcase of a “diverse range of internationally-renowned contemporary and modern artists” is to display major works from the Gallery’s permanent collection, alongside important loans. Alongside this broad range of works, a three-room display of pieces on-loan from the Roy Lichtenstein Foundation — with a dramatic painted steel relief, ‘borrowed’ from the Tate in London — runs from March 14 through to January 10 next year.

Admission to both exhibitions is free; being located in Dean, to the north-west of Edinburgh’s city centre, a free Gallery bus service is available.

San Francisco Museum of Modern Art buys Edward Hopper valued at over $25 million

The San Francisco Museum of Modern Art (SFMOMA) has purchased the painting Intermission, by American artist Edward Hopper. The piece, created in 1963, is one of the last paintings created by Hopper.

Hopper’s realist style, which visually examined American urban and rural life in the first half of the 20th century, made him one of the most influential and important American artists of the modern era. The painting, which was sold by a private collector, is believed to be valued at over $25 million.

Intermission shows a woman sitting alone in the front row of a theater. The theater is empty, and is described, by San Francisco Chronicle art critic Kenneth Baker as expressing emotion and social isolation, a standard theme in Hopper’s works. The inspiration for the painting came to Hopper while he was watching a film.

Hopper’s wife, Josephine, had scheduled Hopper to create the painting in a theater, however Hopper would complete the painting at his studio in New York City. Original sketches of Intermission show a second person sitting in the third row — a figure that never made it into the final painting. Baker calls Intermission a “prime example of Hopper’s austere realist vision”.

[This is] a necessary practice in an art market where prices for historically important art continue to rise steeply.

SFMOMA will not disclose how much they paid for Intermission. When the painting Hotel Window, which is of similar size and from the same period, sold at auction in 2006, it sold for $26.9 million. It is believed that “Inspiration” is worth just as much, if not more. Intermission was purchased with the help of donor funds, and acquired through the San Francisco-based Fraenkel Gallery, which sold if on behalf of a private collector.

In exchange for the acquisition of Intermission, SFMOMA is selling another Hopper painting: Bridal Path, from 1939. A lesser known work of Hopper’s, Bridal Path shows a horseback riding path in Central Park. By selling Bridal Path, SFMOMA is able to help fund the acquisition of the more well known Intermission. This practice is slowly gaining popularity within a museum and art market that previously disapproved of the sale of lesser known works for more popular acquisitions. Baker acknowledges the past practices, but believes that this is “a necessary practice in an art market where prices for historically important art continue to rise steeply.”

Intermission goes on display for the public on Friday, at SFMOMA.
